LIVHUB GUEST AND RESIDENT POLICY

Welcome to LIVHUB.
LIVHUB is a modern coliving, coworking and community space designed primarily for working professionals, travellers, entrepreneurs and residents who are comfortable living in a shared community environment.

This Guest and Resident Policy applies to all guests, residents, visitors and reservations at LIVHUB. By making a reservation, entering the property or completing check-in, the guest acknowledges and agrees to comply with this policy, the property’s house rules and any reasonable instructions issued by LIVHUB management.
 

1. Guest Eligibility and Right of Admission

  1. All guests must be at least 18 years of age at the time of check-in.

  2. Minors cannot stay at the property, whether accompanied or unaccompanied, unless LIVHUB has expressly approved the arrangement in writing.

  3. Guests carrying local identification or ordinarily residing within the property’s local area may be required to obtain prior approval from LIVHUB before check-in.

  4. LIVHUB is intended primarily for working professionals, travellers, entrepreneurs, remote workers and individuals seeking shared coliving accommodation.

  5. Families should carefully assess whether a shared coliving environment is suitable for their requirements before making a reservation.

  6. LIVHUB reserves the right of admission. A reservation or payment does not create an unconditional right to enter or remain at the property.

  7. Admission may be refused where the guest:

    • Fails to provide valid identification;

    • Provides false, incomplete or misleading information;

    • Appears intoxicated, aggressive or unfit to stay in a shared environment;

    • Has previously violated LIVHUB policies;

    • Creates a safety, security or operational concern; or

    • Refuses to comply with applicable laws or property rules.


2. Identification Requirements

  1. Every guest must present an original, valid and government-issued photo identification document at check-in.

  2. Acceptable identification documents for Indian nationals include:

    • Aadhaar Card;

    • Driving Licence;

    • Voter ID; or

    • Passport.

  3. A PAN Card shall not be accepted as a valid check-in identification document.

  4. Foreign nationals must present their original passport and a valid Indian visa or other legally required travel authorisation.

  5. LIVHUB may retain a copy or digital record of the guest’s identification where required for verification, security, statutory reporting or compliance with applicable law.

  6. A guest who fails to provide the required identification may be denied check-in.


3. Check-In and Check-Out

  1. Standard check-in time is 1:00 PM or 13:00 hours.

  2. Standard check-out time is 10:00 AM.

  3. Early check-in and late check-out are subject to:

    • Availability;

    • Operational feasibility;

    • Approval by the property manager; and

    • Any applicable additional charge.

  4. Early check-in or late check-out is not guaranteed unless expressly confirmed by LIVHUB in writing.

  5. After checking out, a guest may ordinarily use the designated common areas until 8:00 PM or 20:00 hours, subject to property capacity, conduct and management approval.

  6. The guest must vacate the allotted bed or room and return all keys, access cards and other property items by the applicable check-out time.

  7. Failure to vacate the bed or room on time may result in additional charges.


4. Late Arrival and Reception Hours

  1. The reception ordinarily closes at 12:00 midnight or 00:00 hours.

  2. Guests expecting to arrive late must contact LIVHUB before arrival.

  3. Late arrival is subject to confirmation by the property team. Merely informing LIVHUB does not guarantee that check-in can be completed at any hour.

  4. LIVHUB shall not be responsible where a guest is unable to check in because the guest:

    • Arrived outside the communicated reception hours;

    • Failed to provide advance notice;

    • Did not respond to calls or messages; or

    • Failed to follow the late check-in instructions.


5. Shared-Room Curfew and Quiet Hours

  1. Quiet hours begin at 12:00 midnight.

  2. A shared-room curfew ordinarily applies between 1:00 AM and 6:00 AM to minimise disturbance to sleeping residents.

  3. Entry during curfew hours may be permitted only where the guest has obtained prior approval from the in-house manager.

  4. Guests returning late must enter quietly and avoid:

    • Switching on main room lights;

    • Making telephone or video calls;

    • Playing music or videos without earphones;

    • Packing or unpacking luggage;

    • Holding conversations inside sleeping areas; or

    • Otherwise disturbing other occupants.

  5. Repeated disruption during quiet hours may result in disciplinary action or termination of the stay.


6. Visitors and Non-Resident Guests

  1. Only registered and checked-in guests are permitted inside bedrooms, shared rooms, pods and dormitories.

  2. Visitors, friends and other non-resident persons are not permitted inside residential rooms, sleeping areas or other restricted areas.

  3. Guests may meet visitors only in a designated common area.

  4. Visitor access is ordinarily permitted only until 7:00 PM or 19:00 hours.

  5. LIVHUB may require visitors to:

    • Present valid identification;

    • Register at reception;

    • Provide contact information; and

    • Leave the property when instructed.

  6. Overnight visitors are strictly prohibited.

  7. The registered guest shall be responsible for the conduct of their visitor while the visitor is present at the property.

  8. LIVHUB may refuse or withdraw visitor access at any time for safety, security, privacy, capacity or operational reasons.


7. Room, Pod and Bed Allocation

  1. Specific room numbers, pods, dormitories, beds, bunks or bed positions are not guaranteed unless expressly confirmed in writing.

  2. Guests travelling together may be allotted beds in separate rooms or dormitories.

  3. LIVHUB does not guarantee that all members of a group will be accommodated in the same room.

  4. LIVHUB may change a guest’s allocated bed, pod or room for operational, maintenance, safety or inventory-management reasons.

  5. Where reasonably possible, LIVHUB will provide accommodation of a comparable category following any internal relocation.

  6. Guests must occupy only the bed, pod or room assigned to them and may not exchange allocations without management approval.

  7. Male-only and female-only rooms must be occupied strictly in accordance with the room category confirmed at the time of booking.

  8. A guest cannot demand accommodation in a gender-specific room for which they are not eligible.


8. Group Bookings

  1. A booking for four or more guests may be treated as a group booking, whether made through one reservation or through multiple separate reservations.

  2. LIVHUB ordinarily does not permit group stays exceeding 10 guests without prior written approval.

  3. Reservations for eight or more guests may be subject to a minimum stay of three nights.

  4. All group bookings must be disclosed to and approved by LIVHUB before arrival.

  5. LIVHUB may allot group members to different rooms, pods or dormitories.

  6. Separate reservations made to conceal the size or nature of a group may be cancelled or refused at check-in.

  7. The group must nominate one group leader who shall:

    • Serve as the primary point of contact;

    • Communicate the property rules to the group;

    • Coordinate payments and documentation; and

    • Assist management in addressing any concern involving the group.

  8. The behaviour of each group member may be treated as the responsibility of the group as a whole.

  9. LIVHUB may refuse, discontinue or terminate a group stay where the group’s conduct is disruptive, unsafe, unlawful or unsuitable for the property.

  10. Cancellation and refund provisions applicable to group bookings are governed by LIVHUB’s separate Cancellation, Modification and Refund Policy.


9. Daily, Super 7, Flex 30 and Monthly Plans

  1. Guests must use their accommodation strictly in accordance with the stay plan purchased and confirmed by LIVHUB.

  2. Daily bookings apply only to the specific dates confirmed in the reservation.

  3. Nights purchased under Super 7 or Flex 30 plans must be used within the validity period communicated at the time of purchase.

  4. Booking a Super 7 or Flex 30 plan does not guarantee accommodation on every requested date.

  5. Each stay date under a flexible plan remains subject to:

    • Prior reservation;

    • Availability;

    • The selected accommodation category;

    • Applicable booking restrictions; and

    • Written confirmation from LIVHUB.

  6. Monthly plans apply to 30 continuous nights without gaps, unless LIVHUB expressly confirms otherwise in writing.

  7. Monthly stays cannot be paused, divided or extended merely because the guest was absent from the property during part of the booking period.

  8. Guests may not transfer, resell, assign or share nights purchased under any stay plan without prior written approval from LIVHUB.

  9. Cancellation, unused-night, modification and refund conditions for all stay plans are governed by LIVHUB’s separate Cancellation, Modification and Refund Policy.


10. Booking Extensions

  1. Any extension of a stay is subject to availability and written confirmation from LIVHUB.

  2. LIVHUB does not guarantee that an extension will be available in:

    • The same bed;

    • The same pod;

    • The same room;

    • The same accommodation category; or

    • At the original booking tariff.

  3. An extension shall be charged at the tariff applicable at the time the extension is approved.

  4. A verbal request for an extension does not reserve or block the accommodation.

  5. The extension shall be treated as confirmed only after LIVHUB has approved it and any required payment has been received.


11. Cancellation, Modification and Refunds

All cancellations, date changes, shortened stays, no-shows, early departures, unused nights, stay credits and refunds are governed by LIVHUB’s separate Cancellation, Modification and Refund Policy, available on the LIVHUB website.

Where a reservation is made through an online travel agency or another third-party booking platform, the terms displayed and accepted on that platform may also apply.


12. Food, Dining and Common Areas

  1. Meals or breakfast are not included in the accommodation tariff unless expressly stated in the booking confirmation.

  2. Food must be consumed only in designated dining or common areas.

  3. Food must not be consumed or stored inside shared bedrooms, pods or dormitories unless expressly permitted by management.

  4. Guests must not store perishable food in personal cupboards, wardrobes, lockers or sleeping areas.

  5. Guests must dispose of food waste responsibly and must not leave food, utensils, containers or packaging in common areas.

  6. Cooking is permitted only in areas expressly designated for guest use, where such facilities are available.

  7. Guests must clean shared utensils, appliances and surfaces immediately after use.

  8. LIVHUB may discard expired, spoiled, unlabelled or improperly stored food from shared refrigerators or common areas.

  9. Guests shall be responsible for cleaning charges, pest-control expenses or damage arising from unauthorised food storage, cooking or consumption.


13. Pets

  1. Pets may be permitted only after obtaining prior written approval from LIVHUB.

  2. Pets are not permitted in shared bedrooms, pod rooms or dormitories unless LIVHUB expressly confirms otherwise.

  3. Pet accommodation is subject to availability, property-specific restrictions and any applicable pet fee or security deposit.

  4. The guest must disclose the type, size and number of pets before making or confirming the reservation.

  5. The guest shall be responsible for:

    • The pet’s supervision and behaviour;

    • Any damage caused by the pet;

    • Cleaning or sanitation expenses;

    • Ensuring that the pet does not disturb other residents; and

    • Compliance with applicable vaccination and public-health requirements.

  6. LIVHUB may withdraw permission for a pet to remain at the property where the pet creates a safety, hygiene, noise or operational concern.


14. Guest Conduct and Community Standards

Guests must treat fellow residents, visitors, staff members, vendors and neighbours with dignity and respect.

The following conduct is prohibited:

  • Harassment, intimidation, bullying or threatening behaviour;

  • Physical violence or attempted violence;

  • Sexual harassment or unwelcome sexual conduct;

  • Discrimination or abusive language;

  • Excessive noise or repeated disturbance;

  • Damage to property;

  • Theft, fraud or misrepresentation;

  • Possession, consumption or distribution of illegal substances;

  • Smoking or vaping in prohibited areas;

  • Unauthorised parties or gatherings;

  • Commercial activity conducted without approval;

  • Entering staff-only or restricted areas;

  • Tampering with CCTV cameras, safety devices or access systems;

  • Bringing unregistered persons into residential areas; and

  • Any activity prohibited by law.

LIVHUB may investigate any complaint or reported incident and take such action as it reasonably considers necessary.

 

15. Alcohol, Smoking and Prohibited Substances

  1. Smoking and vaping are permitted only in areas specifically designated by LIVHUB, where available.

  2. Smoking or vaping inside shared rooms, pod rooms, dormitories, bathrooms, corridors or other prohibited areas is strictly forbidden.

  3. The possession, consumption, sale or distribution of illegal drugs or prohibited substances is strictly forbidden.

  4. Alcohol consumption, where permitted, must be responsible and restricted to areas designated by management.

  5. Intoxication shall not excuse misconduct, property damage, harassment or disturbance.

  6. LIVHUB may immediately terminate the stay of a guest whose intoxication or substance use creates a safety or behavioural concern.

 

16. Personal Belongings and Storage

  1. Guests are responsible for safeguarding their own belongings, cash, documents, electronic devices and valuables.

  2. Guests should use the wardrobes, lockers or storage facilities provided and must carry their own suitable lock where required.

  3. Personal belongings must not be left unattended in bathrooms, coworking areas, common spaces, entrances or passageways.

  4. LIVHUB does not accept custody of valuables unless a specific written acknowledgement has been issued.

  5. To the extent permitted by law, LIVHUB shall not be responsible for the loss, theft, misplacement or damage of a guest’s belongings.

  6. Any suspected theft or loss should be reported to management immediately.

  7. LIVHUB may assist with an internal review or CCTV examination but cannot guarantee recovery of the missing item.

  8. Guests must not use another resident’s wardrobe, locker, bed, pod or storage area without permission.

 

17. Financial Transactions Between Guests

  1. Any loan, payment, purchase, sale, investment, employment arrangement or other financial transaction between guests is a private arrangement between the persons involved.

  2. Friendly or respectful treatment by LIVHUB staff must not be interpreted as an endorsement, guarantee or verification of another guest’s identity, character, credibility or financial reliability.

  3. LIVHUB shall not be a party to and shall not assume responsibility for private financial transactions, agreements or disputes between guests.

  4. Guests are advised to exercise independent judgement and caution before transferring money, lending belongings or entering into an agreement with another resident.

 

18. Property Damage and Additional Charges

  1. Guests shall be responsible for any loss or damage caused by them or by their visitors to:

    • Rooms, pods or dormitories;

    • Beds, partitions, curtains, wardrobes or furniture;

    • Linen, towels or mattresses;

    • Keys, access cards or locks;

    • Appliances or electronic equipment;

    • Bathrooms and sanitary fittings;

    • Coworking and common areas; or

    • Any other LIVHUB property.

  2. LIVHUB may charge the guest for repair, replacement, specialised cleaning, pest control, loss of inventory or operational disruption resulting from the guest’s actions.

  3. Deliberate or serious damage may also be reported to the appropriate authorities.

 

19. Cleanliness and Shared Facilities

  1. Guests must maintain reasonable standards of personal hygiene and cleanliness.

  2. Shared bathrooms, coworking areas, dining spaces and common areas must be left reasonably clean after use.

  3. Guests must not:

    • Leave personal belongings in shared passageways;

    • Store perishable food improperly;

    • Occupy shared facilities for an unreasonable period;

    • Wash or dry clothes in unauthorised areas;

    • Dispose of sanitary products or other prohibited items in toilets;

    • Interfere with housekeeping or maintenance work; or

    • Create unhygienic conditions affecting other residents.

  4. LIVHUB may remove unattended, unhygienic or obstructive items from shared areas.

  5. Residents must provide reasonable access to housekeeping and maintenance personnel where cleaning, repair, inspection or pest-control work is required.

 

20. Housekeeping, Linen and Laundry

  1. Housekeeping services shall be provided according to the property’s prevailing schedule.

  2. Guests must cooperate with scheduled cleaning and must not repeatedly prevent reasonable housekeeping access.

  3. Bed linen and towels, where provided, remain the property of LIVHUB.

  4. Excessively stained, damaged, lost or misused linen may be charged to the guest.

  5. Laundry facilities or services, where available, may be subject to:

    • Separate charges;

    • Operating hours;

    • Load restrictions; and

    • Property-specific instructions.

  6. LIVHUB shall not be responsible for damage caused by the guest’s failure to follow laundry instructions.

  7. Guests must not use shared washing, drying or housekeeping equipment without authorisation.

 

21. Coworking Areas and Internet Use

  1. Coworking and shared work areas are provided for the reasonable use of registered guests and residents.

  2. Guests must use earphones for calls, meetings, music and audiovisual content where others may be disturbed.

  3. Guests must not occupy more space than reasonably required or leave personal belongings unattended to reserve a workspace.

  4. LIVHUB does not guarantee uninterrupted internet connectivity or any particular internet speed.

  5. Guests must not use LIVHUB’s internet connection for:

    • Unlawful activity;

    • Cyberattacks or unauthorised system access;

    • Copyright infringement;

    • Distribution of malicious software;

    • Excessive commercial server usage; or

    • Any activity that compromises the network or other users.

  6. LIVHUB may restrict internet access where misuse, excessive consumption or a security concern is identified.

 

22. CCTV Monitoring and Security

  1. CCTV cameras may operate in reception areas, entrances, corridors, common areas and other appropriate locations for safety, security and incident-management purposes.

  2. CCTV cameras shall not be knowingly installed inside bedrooms, pod sleeping areas, dormitory sleeping areas, changing areas or bathrooms.

  3. By entering the property, guests acknowledge that common areas may be monitored and recorded.

  4. CCTV recordings may be reviewed, preserved or disclosed where reasonably required for:

    • Security investigations;

    • Incident resolution;

    • Protection of guests and staff;

    • Compliance with legal obligations; or

    • Cooperation with law-enforcement authorities.

  5. Guests must not obstruct, disable, damage or interfere with any CCTV camera or security system.

 

23. Photography and Promotional Content

  1. LIVHUB may occasionally conduct photography or videography in designated common areas for promotional, social-media or operational purposes.

  2. Where organised photography or filming is taking place, LIVHUB will make reasonable efforts to inform affected guests.

  3. A guest who does not wish to be included in identifiable promotional content should inform the photographer or property manager.

  4. CCTV security footage shall not ordinarily be treated as promotional content.

  5. LIVHUB will not intentionally use close-up or individually identifiable promotional content featuring a guest where the guest has expressly declined permission.

 

24. Maintenance and Temporary Disruption

  1. Coliving accommodation involves shared facilities and ongoing maintenance requirements.

  2. LIVHUB may temporarily restrict access to a room, pod, dormitory, bathroom, coworking area or other facility where required for:

    • Cleaning;

    • Repairs;

    • Maintenance;

    • Pest control;

    • Safety;

    • Government inspection; or

    • Operational necessity.

  3. LIVHUB may relocate a guest to reasonably comparable accommodation where necessary.

  4. Temporary interruption of Wi-Fi, electricity, water supply, air-conditioning or another service arising from maintenance, utility failure or circumstances beyond LIVHUB’s reasonable control shall not automatically entitle the guest to compensation or a refund.

  5. Guests must cooperate with emergency repairs, inspections or temporary relocations reasonably required to protect residents or the property.

 

25. Monthly and Long-Stay Residents

  1. Monthly and long-stay residents remain subject to the same community and property rules as short-stay guests.

  2. A monthly or long stay does not give the resident ownership, tenancy or any permanent right over a particular bed, pod, room or part of the property.

  3. The accommodation is provided solely as temporary coliving accommodation under the confirmed booking arrangement.

  4. Long-stay residents may be relocated where reasonably necessary for maintenance, safety, inventory management or operational requirements.

  5. Monthly residents must pay all applicable accommodation charges within the communicated payment period.

  6. Failure to pay an amount when due may result in suspension of services, denial of extension or termination of the stay.

  7. Monthly residents must not make structural alterations, install fixtures, change locks or bring large furniture or appliances without prior approval.

  8. Cancellation, early-departure and refund conditions for monthly and long-stay reservations are governed by LIVHUB’s separate Cancellation, Modification and Refund Policy.

 

\26. Violation and Termination of Stay

Where a guest violates this policy, LIVHUB may take one or more of the following actions depending on the nature and seriousness of the violation:

  • Issue a verbal or written warning;

  • Restrict access to certain facilities;

  • Require payment of cleaning, repair or replacement charges;

  • Relocate the guest;

  • Require a visitor to leave;

  • Contact emergency services or law-enforcement authorities;

  • Refuse an extension;

  • Terminate the guest’s stay; or

  • Require the guest to leave the property immediately.

Serious misconduct involving violence, harassment, theft, illegal substances, deliberate property damage or an immediate safety threat may result in removal without prior warning.

Any financial consequences arising from the termination of a reservation shall be governed by the applicable booking terms and LIVHUB’s Cancellation, Modification and Refund Policy.

 

27. Policy Changes and Property-Specific Rules

  1. LIVHUB may update this Guest and Resident Policy from time to time.

  2. The version displayed on the LIVHUB website at the time of the relevant reservation or stay shall ordinarily apply.

  3. LIVHUB may impose additional reasonable rules based on local law, property design, neighbourhood requirements, safety conditions or operational needs.

  4. Where a property-specific written rule conflicts with a general operational provision in this policy, the property-specific rule communicated to the guest shall apply, provided it is lawful.

 

28. Acceptance of the Policy

By making a reservation, purchasing a stay plan, paying any booking amount, completing check-in or remaining at LIVHUB, the guest confirms that they have read, understood and accepted this Guest and Resident Policy.

The guest also agrees to comply with:

  • LIVHUB’s Cancellation, Modification and Refund Policy;

  • The booking terms displayed on the selected booking channel;

  • Property-specific house rules; and

  • Applicable laws and government regulations.
